Rental Information

Lease Lengths

Although we offer longer-term leases for residents who prefer them, most of our rentals are month-to-month. Most of our neighbors end up staying year after year after year (about half of our residents have lived here three years or longer, and many for over ten years). So we let you pick: a lease, or a month-to-month rental agreement. The choice is yours.

Application & Screening

Prior to move-in, all prospective residents who are 18 or older must fill out a Rental Application and pay the $35 non-refundable screening fee. Applicants must present valid picture ID (such as a driver's license, state ID card, or passport) and proof of Social Security Number (or immigration status paperwork).

Screening includes:

Verifying the information provided on the Rental Application.

Confirming income for the past 12 months to verify that the household income is at least three times the rent.

Contacting present and previous landlords for rental history.

Obtaining a credit report from a credit reporting agency.

Reviewing public records including criminal, court, and sex offender records.

Checking personal references

Move-In Costs

At move-in, we charge a $325 refundable deposit, and a $125 non-refundable carpet cleaning fee for a TOTAL of $450. In addition, we charge first month's rent. Although we are required to have last month's rent on file for everyone, we can work out a payment plan with you, so you can spread the last month's rent into four monthly payments (instead of paying it in one lump sum). Rental Prices

Our rental rates range from $700-$725 for remodeled 1-bedroom units, and $800-850 for remodeled 2-bedroom units. Call for current availability and prices.
